How to tell if your slab is a resurfacing candidate

We'll tell you when resurfacing is the wrong answer
Resurfacing is what we do, so it would be easy to say yes to every slab. We don't. An overlay bonded to concrete that has already failed structurally will crack again along the same lines, usually within a season or two — and you'll have paid for the overlay and still need the replacement. If that's what your slab is, we'll say so at the assessment, and tell you what the honest fix looks like.
The same goes for what's happening underneath. In Charleston, a large share of cracking traces back to water eroding the base out from under the slab. Resurfacing over an unresolved drainage problem hides it for a while and changes nothing — which is why drainage and erosion repair is often the actual fix, with resurfacing handling the cosmetic result on top.
Is my driveway sinking? The 2-minute settlement test before you resurface
Settlement and surface wear look similar from the driveway and cost very different amounts to fix, so check three things before you spend anything. Run a string line taut across the slab from one sound edge to the other and look for a dip — a slab that has settled sits lower in the middle or at one end rather than wearing evenly. Look at the joints against fixed points: gaps opening at a garage apron, a walkway, or a door sill mean the slab moved, not the surface. Then watch where water goes after rain — standing water or a downspout discharging beside the slab is the mechanism that erodes base material out from underneath. If any of those show up, resurfacing over the top is money spent on a surface that will move again; the base has to be addressed first. This matters more here than in most markets because Lowcountry soils hold water and compress.
How long does concrete resurfacing last in Charleston?
National guidance for a bonded overlay is roughly 5 to 12 years, and longer with maintenance, but the local variables are what actually decide it. Marsh and clay soils that hold water let the base under a slab shift; heavy tropical-season rain and poor drainage accelerate that; and salt air is hard on unsealed or poorly sealed surfaces. An overlay on a stable, well-drained slab that gets resealed on schedule sits at the long end of that range. An overlay on a slab with an unresolved drainage problem does not, no matter what product goes on top.
Is resurfaced concrete as durable as new concrete?
When it is bonded to a structurally sound slab and prepped properly, an overlay is a long-term surface, not a temporary cosmetic fix. The durability question is almost never about the overlay material — it is about what is underneath. An overlay is only ever as stable as the slab and base it is bonded to, which is why the assessment matters more than the product.
Can you resurface concrete that has already been patched?
Usually yes. Previous patches get ground down and incorporated during prep. What matters is whether the patches were cosmetic or whether they keep failing in the same place — repeat failures in one spot usually mean the base underneath is still moving, and that has to be addressed before anything goes on top.
How thick is a concrete overlay?
Resurfacing overlays are thin by design — a bonded layer over the existing slab rather than a new slab. That is what keeps the driveway at the same height relative to your garage, walkway, and landscape, and why resurfacing does not create the transition and clearance problems a full repour can.
Does resurfacing fix a drainage problem?
No, and it is worth being direct about that. If water is pooling on or running under your concrete, resurfacing changes how the surface looks without changing where the water goes. The drainage work comes first; the resurfacing goes on top of a base that will hold.
How long should I wait before deciding?
If the cracking is cosmetic, waiting mostly costs you appearance. If water is getting under the slab, waiting is expensive — every storm moves more base material out from underneath, and a slab that could have been resurfaced this year can be a replacement next year.
