My garage floor coating is peeling — can it be repaired?

Yes, and in almost every case the failed coating has to come off first. Peeling, bubbling, and lifting in sheets are bond failures: the coating has released from the concrete, and nothing bonds reliably on top of a surface that is already letting go. A proper redo is the original job plus removal — grind the failed system off, diagnose why it released, correct that cause, then install over bare, profiled concrete. The diagnosis matters more than the product choice, because the two causes behind most failures are different problems with different fixes: inadequate surface preparation, and moisture moving up through the slab.

First, work out what actually failed

Different failures have different causes, and the cause determines whether a redo will hold. This is the diagnostic we run on site, and you can do the first pass yourself before anyone comes out.

  • Lifting in sheets, or peeling that continues once started. The coating released from the concrete. Cause is almost always prep — a slab that was acid-etched, sealed, or simply not ground.
  • Bubbles, blisters, or a pattern of small domes. Moisture vapor pushing up through the slab with nowhere to go. The slab needed testing, and probably a moisture-mitigating primer.
  • Coating intact but lifting where a tire sits. Hot-tire pickup — usually a system put back into service before it finished curing, or a product not rated for it.
  • Chalky, yellowed, or dulled across sun-exposed areas. UV degradation of the topcoat. The least serious of the four, and sometimes genuinely a recoat rather than a redo.
  • Flakes and chips at a threshold or a door edge only. Mechanical damage or a thin edge, not a systemic failure — often repairable in place.

Why coatings fail here in particular

Charleston punishes the two shortcuts that make a coating quote cheap. The first is skipping the grind: a coating that is glued to a smooth or previously sealed slab has almost nothing to hold, and in a climate that keeps slabs damp it lets go faster than it would somewhere dry.

The second is skipping the moisture test. A shallow water table and roughly fifty inches of rain a year mean many slabs here are continuously passing moisture upward, and older slabs poured before vapor retarders were standard practice are the worst of it. That moisture collects at the bond line under a coating and pushes it off from underneath. A slab can look bone dry, pass a casual once-over, and still drive a coating off within the first year — which is exactly the timeline we hear most often on these calls.

None of this is exotic knowledge. It is the difference between a quote that includes a moisture test and one that does not.

What the redo involves

A rescue job is not a patch. Here is the sequence, and it is deliberately the same rigor as a first install because the floor has already proved what happens when a step gets skipped.

  • Strip. Mechanically grind the failed coating off down to bare concrete. This is the part that makes a redo cost more than a fresh install, and there is no shortcut version of it.
  • Diagnose. With the slab exposed, establish what actually failed — bond, moisture, or both — including a real moisture test rather than an assumption.
  • Correct. Repair the concrete, and where the readings call for it, install a moisture-mitigating primer before anything decorative goes down.
  • Install. The new system over a ground, profiled, tested slab, built to a specified thickness rather than rolled to coverage.
  • Cure. Walk-on, move-back, and park-on are three different dates. The last one is what prevents hot-tire pickup, and we will give you all three in writing rather than one vague number.

What a redo costs, honestly

Expect a redo to cost more than a first install on bare concrete, because removal is real work rather than a line item. For a sense of the premium: Oregon contractor Webfoot Home Improvements publishes completed-job data showing that stripping a failed coating and installing a new polyurea system ran roughly $932 more than the same installation on bare concrete. That is their market and their job data, not a Charleston quote — we cite it because it is one of the few published figures with actual jobs behind it, and it is the right order of magnitude for the removal step.

For general context on the install itself, professional systems in this market commonly run about $4 to $10 per square foot for epoxy and $8 to $14 for polyaspartic. Your number depends on square footage, how stubborn the existing coating is to remove, and what the moisture readings turn out to be. We would rather tell you the slab needs a different system than sell you one that lifts again.

Before you hire anyone for the redo

Two things are worth doing before you sign a second contract. Check whether the original installer's warranty covers this failure — many advertise long terms and then exclude moisture and hydrostatic pressure, which is the very thing that caused the problem, so read the exclusions rather than the headline. And make every bidder answer the same questions, so the second quote is not the first mistake in a different font.

Assessed on site before anything is priced. A moisture test is part of that assessment, not an upsell discovered on install day.

Can you just coat over the existing coating?

Not where the existing coating is failing, and that is the honest answer even though it is the more expensive one. A new coating bonds to whatever is directly beneath it — if that layer is releasing from the concrete, the new work comes off with it, usually faster than the first time because the added weight and film thickness work against a bond that was already marginal. There is a narrow exception: a coating that is fully bonded everywhere and has only degraded at the surface, such as UV dulling on a sun-exposed bay, can sometimes take a scuff-sand and a fresh topcoat. We check for that first, because it is the cheaper outcome.

How long does a failed coating take to remove?

For a typical residential garage, removal usually adds about a day to the job, sometimes more where the old system is thick, unusually stubborn, or was applied over multiple previous layers. The grinding is dust-controlled, and the bays have to be clear. The bigger scheduling factor is usually not removal but what the moisture test says afterward, because a mitigating primer adds its own step and its own cure time before anything decorative goes down.

Will the new coating fail too?

Not if the reason the first one failed gets fixed rather than covered. That is the whole argument for stripping to bare concrete: it is the only way to see what actually happened and the only surface a new system can properly key into. What we can commit to is process, in writing — diamond grinding rather than etching, a real moisture test with the readings shared with you, a named product system at a specified thickness, and the three cure dates before you put a car back in. If a moisture reading comes back high, the answer is a different system, not the same one applied more optimistically.

My coating failed under warranty. Should I go back to the original installer?

Start there — it costs you nothing to ask, and if they stand behind it, that is the cheapest path. Read the terms first so you know what you are asking for: moisture and hydrostatic pressure are the most commonly excluded causes, and they are behind a large share of failures in this climate, so a long advertised term does not necessarily mean this failure is covered. Also worth knowing: a repair done under warranty by the same crew with the same prep method tends to fail the same way. If they cannot tell you what they are doing differently this time, that answer is informative.

I installed a DIY kit and it peeled. Can it be saved?

It can be fixed, though generally not saved — big-box kits are an acid-etch prep and a thin single coat, and acid etching does not open the concrete profile the way diamond grinding does. Once a kit starts peeling it usually keeps going, because the whole film shares the same weak bond. The good news is that the slab underneath is normally fine, and a kit is easier to remove than a thick professional system. There is nothing embarrassing about this call; it is one of the more common reasons we get into a garage.
