How long does concrete resurfacing last in Charleston, SC?

A properly installed bonded overlay typically lasts about 5 to 12 years, and past that when it is sealed on schedule — but in the Lowcountry the range is decided almost entirely by three things, none of which is the product. First, whether the slab was mechanically ground so the overlay bonded rather than sat on top. Second, whether the drainage problem under the slab was fixed or painted over. Third, whether the surface gets resealed on a coastal schedule rather than a national one. An overlay on a stable, well-drained, resealed slab sits at the long end of that range and keeps going. An overlay over an unresolved drainage problem will crack along the same line the original slab did, usually within a couple of seasons, no matter what went on top of it.

What actually decides how long an overlay lasts

Homeowners ask about lifespan expecting a product answer — this system lasts X years, that one lasts Y. In practice the spread between a good installation and a bad one of the same product is far wider than the spread between products. Four variables account for nearly all of it, and a contractor should be able to talk through all four before quoting.

  • Bond. The overlay has to be mechanically keyed into an open concrete profile, which means diamond grinding. A surface that was acid-washed, pressure-washed, or simply swept gives the overlay far less to hold onto, and that is where early delamination starts.
  • What is under the slab. If water is eroding base material out from under one section, that section will keep moving. An overlay is rigid; it cracks where the slab below it moves. Drainage first, surface second — in that order or the money is wasted.
  • Sealer condition. The sealer is the wear layer, and it is consumable. Once it is gone, water, salt, and UV work directly on the overlay itself.
  • Load and use. A driveway carrying two vehicles daily ages differently than a shaded back patio. Hot tires, heavy turning loads, and dragged furniture are the three that show up first.

The honest step-by-step — what a real resurfacing job involves

This is the sequence a durable overlay follows. If a quote you are holding skips a step here, that is worth asking about before you compare it on price — a bid that omits grinding or repair is not cheaper for the same work, it is a different job.

  • Assess. Look at drainage, grade, joint condition, and whether the crack pattern is shrinkage or movement. This decides whether resurfacing is even the right call.
  • Grind. Diamond-grind the slab to open the surface profile and remove existing sealers, coatings, and contamination.
  • Repair. Address cracks, spalling, and pitting properly, and treat control joints as joints — they exist to let the slab move, and filling them flat just relocates the crack.
  • Bond coat. A bonding layer keyed into the ground profile, which is what the overlay actually adheres to.
  • Overlay. The resurfacing material itself, placed to the specified thickness and finished to the chosen texture.
  • Seal. The wear layer, and the step that determines most of the lifespan. Then a cure period before the surface goes back into service.

The Lowcountry variables national guidance leaves out

Most lifespan advice online is written for freeze-thaw climates, where the failure mode is water getting into the surface, freezing, and spalling it apart. That is not the problem here. Charleston's variables are humidity, a shallow water table, roughly fifty inches of rain a year, salt air, and hard UV — and they produce a different set of failures on a different timeline.

Moisture moving up through a slab is the one most often missed. A slab sitting over a high water table, especially one poured before vapor retarders were standard practice, can be continuously passing moisture upward. That moisture has to go somewhere. Under a sealed, non-breathable surface it collects at the bond line and pushes the overlay off from underneath — which looks like bubbling or sheets lifting and gets misread as a bad product.

Salt air and humidity also shorten the reseal interval relative to inland guidance. Charleston's own pressure-washing trade has published the same observation about cleaning cadence: Pepper's Pressure Washing notes that coastal homes within about five miles of the Atlantic need twice-yearly cleaning because salt and humidity drive faster mildew growth. The maintenance math for a coated or overlaid surface runs on the same logic — closer to the water means more frequent attention, not the same schedule as a driveway in the Midlands.

The last one is specific to older Charleston-area neighborhoods: live oak tannin. Leaf litter and tannin-heavy runoff stain an unsealed or under-sealed surface quickly, and the staining is what most homeowners notice first — well before anything structural is wrong.

Decorative overlays carry their color in a thin layer near the surface, which has two consequences worth knowing before you choose. And because the color is near the top, sealer condition governs how it looks long before the overlay is structurally finished.

Practically: integral and deeply penetrating color systems hold up better under full sun than surface-applied tints, mid-tones hide dust and tire marks better than either extreme, and texture choice is a safety decision anywhere the surface gets wet and walked on barefoot. Does resurfacing last as long as replacing the concrete?

No, and anyone who says otherwise is overselling. New concrete properly poured on a good base is a multi-decade surface. A bonded overlay is a resurfacing of an existing slab and lives on the lifespan of that slab plus the quality of the bond — typically about 5 to 12 years, longer with maintenance. The reason resurfacing is usually still the right call is cost and disruption: it runs a fraction of a tear-out and repour and takes days rather than weeks. The honest framing is that resurfacing buys a decade of a surface you like on a slab that is structurally fine. If the slab is not structurally fine, resurfacing is the wrong product and we will tell you so.

Can concrete be resurfaced more than once?

Usually yes, provided the previous overlay is still bonded and the slab underneath has not moved. The old overlay is ground back, the same assessment runs again, and a new system goes down. What rules it out is accumulated thickness against fixed heights — a garage apron, a door threshold, a pool coping — and any sign that the slab itself has started moving. Where a previous overlay has delaminated, it comes off entirely rather than getting a second layer on top of a failing bond.

How do I know when it needs resealing?

The reliable test is water. Splash a cup of it on the surface: if it beads and sits, the sealer is intact; if it soaks in and darkens the surface, the sealer is done and the overlay is taking wear directly. Do that seasonally rather than waiting for a visual cue, because by the time the finish visibly dulls or starts collecting stains, the surface has been unprotected for a while. In this climate, sun-exposed surfaces near the water come due sooner than the product's national guidance suggests.

Will the old cracks come back through the new surface?

Only if the cause is still active. A shrinkage crack in a stable slab, repaired properly and bridged by a bonded overlay, generally stays gone. A crack caused by movement — a settling section, a root lifting the slab from below, base material washing out — will reappear in the overlay along the same line, because the overlay is rigid and the slab under it is still moving. This is why the assessment looks under the slab before it looks at the surface, and why we will sometimes recommend drainage or base work before any resurfacing is worth doing.

Does resurfacing add value when I sell?

It changes the first impression of the property, which is the part of a driveway or patio that shows up in listing photos and at a walkthrough.
